Land development and subdivision activity in Pennsylvania is regulated by the Borough Subdivision and Land Development Ordinance and the Municipal Planning Code of Pennsylvania.
The Zoning, Subdivision and Land Development and Stormwater, Grading, and Erosion Control ordinances all regulate development activity.
Land Development is any of the following activities:
- The improvement of a lot, parcel, or tract of land involving the installation of driveways, parking areas, or other improvements, for public, semi-public, or common use by owners and tenants of adjoining properties normally associated with:
- Multiple building, dwelling, or rental unit projects, or
- Public or semi-public establishments.
- A division of land into a number of lots for the purpose of a coordinated multiple dwelling or building development involving the installation of new streets and other improvements for public, semi-public, or common use by owners and tenants of adjoining properties.
